The preparation for the market place on the square outside the hotel made quite a lot of noise early every morning. However, it was not a big problem.

Nobody was present during check out. However, I had paid the day before, and just left the key in the reseption. So that was not a problem either.

We reached Residenza Santo Spirito on foot from the railway station. Even though we entered the exact building we are unable to find the B&B. A more detailed description to reach the B&B should be provided after reservation.

We stayed the best room among 3 rooms. This room, with a fresco painting in color, was exactly the same as shown in your web, but the other rooms have no color fresco painting. We were happy but the other guest might have been a little disappointed.

The weather conditions was good enough not to require a room heating, but the fan heater did actually not work at that moment. The guests might have felt cold depending on the weather condition.
Also, hot water supply for the bath was insufficient.

This is a great B&B if you can stay in the room with a color fresco painting. We were able to stay in the room, which has made our stay in Firenze most memorable.

The location is perfect, set in the tranquil piazza, Santo Spirto. The accomdation was simply superb. The staff were very friendly and helpful. I would recommend this place highly.

Our accomodations were very nice. however I was just abit dissappointed that we did not have the room with the frescoed ceilings. I was led to believe that all three rooms available had the fantastic ceilings. Not a very big deal except that my children were very much looking forward to this. Also even though our room looked out on to a lovely courtyard, it would have been nice to know in advance that we had no balcony looking out onto the piazza Santo Spirito. The furnishings could use a bit of an update, such as the bed coverings and headboards. Overall, our accomodations suited us very well.

The Piazza is very nice with Santo Spirito looming ahead but it was abit overrun by homeless, drug users. not very comfortable at night time.

An imposing 15th century palazzo. with magnificent, wooden doors and a grandiose stone staircase. Beautifully frescoed ceilings in two of the rooms. Vaulted , but not frescoed ceilings in the Family suite.

I had asked for a room on the piazza (although not explicitly stated in the voucher). For the 1st night I was given a room dark as it gave on a little closed yarg next to a parking. With my wife we were about to leave when the receptionist told us that we would change fro the next 3 nights for the type of room we asled for, and that we would het a rebate for the 1st night. Only the first proposition held true. Apart from that we appreciated the Residenza, and the owner turned out to be simpatico and helpful.
Aopart from that the residenza has a very fine location. If you have a room overlooking the Piazza you realyy enjoy the Fiorentina atmosphere without the tourist crowd. The area is great for walks if you like craft shops of high quality.

Except that we get the impression that all rooms are very nice while the one where we stayed on the first night is not displayed and if it were no couple would take it for that price. A five persons family, well may be.

We were efficiently and cheerfully given indications to the nearest garage,patiently helped to get a taxi at a difficult hour and quite nicely explained the rituals of the place.Most enjoyable.

The room was great! The pictures on the web site don't do it justice. The noise from outside made it difficult to fall asleep at night, but it never lasted too long.

The room was beautiful, romantic, and very spacious. I liked the location, because I could walk everywhere I would possibly want to go within 20 or 25 minutes, but there is also a bus stop just around the corner.

This is a lovely, tiny B&B in a great location. It's an easy walk to the Pitti Palace, Ponte Vecchio, and points north of the Arno. The rooms are large, the beds comfortable, the baths up to date. We had 2 connecting rooms and shared bath that faced onto a small courtyard, which was probably quieter than the rooms facing the piazza. There was quite a bit of evening activity in the piazza (music and dance performances, a free film one night.) Breakfast is served in the room and a time of your choosing, and there is plenty of it. The staff were delightful and very helpful, making reservations and giving good suggestions for restaurants in the area. I would definitely go back there again!

What a wonderful place. Just a few blocks from the Arno river on the non tourist side. The rooms were wonderful, and sitting on the balcony having a bottle of wine with our lunch purchased from the market below is a fond memory of Florence. Downtown is a short walk away...this is the real Florence.

Roberta was very helpful and waited for us to arrive as we were slightly delayed - the property is not manned all day as there are only three rooms.

We were a group of three couples - Rooms 1 and 2 are much better than Room 3 (although this is a family room and we were able to take it as a double) - however we were aware of this from the photgraphs on your web site. We thought it was an excellent location and property but not as suitable for a couple visiting alone.

We weren't sue which floor the residenza was on. It might be an idea to add the floor number to the exterior sign.

The room was clean, spacious and private and we loved it. Unfortunately though, our room was at the front of the building and extremely noisy. We were able to use the air conditioning to block out some of the noise at night. I don't really think that anything could be done about this problem.

A beautiful place to stay in a very interesting and eclectic part of Florence. Walking distance to every part of the city. Very accomodating staff. The rooms are well appointed and the ceilings are incredible. The front rooms on the piazza tend to be a bit noisy, but the rear room on the courtyard is very quiet. I would definitely stay there on any future visit to Florence.

The staff was nice and always helpful. They went beyond the call of duty to help with restaurant and Museum reservations. The location of the B&B was great because it was just a few blocks from any major site. Yet it was just far enough away from the touristy sections of town that you felt like you had a true Italian experience. The breakfast was okay, but you can go to the café just a few steps for the B&B and have breakfast for 3euro. I would recommend this to any friend traveling to Florence.

are an experienced traveler you will enjoy
it. If you want to stay in a hotel that can
guide you, book tours for you, make
reservations in restaurants, etc, I would
not recommend this for your first time in
Florence.

is a perfect place to be away from the
crowds, but still a short walk to major
sights. The only big negative that needs to
be included is that if you plan to be there
for a Saturday night stay, find out if the
big market is the next day. If so, it is
impossible to sleep (maybe with earplugs)due
to the street-cleaning and set up that
begins in the middle of the night before.

itself is enormous, with a beautiful ceiling
fresco. Nice furnishings, comfortable bed,
good shower and great window out to the

There was a small balcony overlooking the square with windows we could open. The two rooms have the only balconies on the entire square.

Spacious. A real treat to lie in bed and look at the beautful fresco ceiling. Owners really try to please. They wondered if breakfast was satisfactory and accepted our suggestion to substitute fruit for juice.

My wife and I really enjoyed our stay and would recommend these accomodations to our friends. The rooms were beatiful with very high ceilings. We arrived a day early and they were accomodate us with no problem.

I would only add that communication was a little difficult since we don't speak Italian and they didn't speak English very well.

The hotel was very nice but overpriced. The outside noise was excessive and we could not sleep due to the rowdy bar across the street. There appeared to be drug tranactions taking place at the bar and the noise did not stop until 3 AM or so.

The property is beautiful but the the web site did not state that staff was only available during certain hours. Also, the Piazza that the room overlooks is incredibly loud and we were forced to find other accomodations (we only lasted one miserable night). The air conditioning did not work and the blowdryer stopped working after a few minutes. I did appreciate that the hotel did not hassle us about leaving after one night.

The Piazza is very lound: live band plays from 10p.m. to Midnight, and Karoake is played from Midnight until 3a.m. The music is too loud to sleep through and the cops break-up the festivities so you also hear the sirens. The airconditioning does not actually cool the room - we could not feel any effect. The hair dryer is not reliable. The lock on the bedroom door is antiquated and is very hard to lock and unlock.

Our flight was delayed and we missed our connecting flight in Frankfurt, too. So, we were several hours late. But we contacted the hotel from Frankfurt and let them know when we would arrive and they were fine.

Those rooms (Silver and Gold) are difficult to show off ... We thought they looked pretty good before, but when we actually got there, they were truly stunning. The only problem is the noise on the Piazza outside. With late-night crowds (and drunken partyers) plus early-morning market setup, some evenings were difficult to get a good night's sleep.

The noise in the Piazza Santo Spirito was difficult for my friend to deal with. I can sleep through anything, but she had a hard time sleeping some nights. But we both loved the location and the accommodations.

My impressions about this place are mostly positive and Ferdinado, the owner, is a nice man. He was also helpful with suggestions for dinning. The rooms are quite spacious and unique. On the negative side, the house faces a busy piazza (Santo Spirito) and it is often noisy till late at night - but for me this wasn't a major ptroblem. There were some problems with using the phone in the room - no clear instructions how to do it. The TV seemed to be a hustle to start and get it working. Ferdinando English was as good as my Italian (rudimentary), but somehow we managed to communicate.

The place is very nice, clean, spacious and with lots of caracter. It is situated in a less touristy, but more authentic part of Florence (Oltrarno). Other than the few negatives listed above, my impressions were mostly positive. I think it is a good value for the money.

The property and service was excellent. However there was a bar outside the property which had live music until 12 am. Also people were outside the room in the S. Spirito square (due to their being a bar) making a noise untill around 3 am. I realise that the residenza could do nothing about this.

The property was very nice and the location
particularly excellent. Two items which I
think could be improved would be to have a
member of the administrative staff on-hand
for longer periods during the day as we
often where not in when the staff was there
(except the maid). The other item that could
be improved upon is the breakfast, which was
exactly the same everyday, a little more
variety would be very much appreciated.

Given the cost of the accomodation a
complimentary bus ticket for transportation
to the train station would have been
appreciated; having to provide change for a
1 euro ticket doesn't provide a great
impression of hospitality.

There are a number of fantastic eateries
very close to the property. The osteria
across the square is particularly fantatic.
The piazza infront of the hotel is very
lively; sometimes until late into the night.
Some people might find the small amount of
noise bothersome, but it does provide a
great amount of character to the location
and it is a huge bonus to have cafes that
are open late at night so close at hand.

though and staff was not often on hand for
immediate assistance (another B&B we stayed
